Eviction Protection Services: For a small monthly fee, Real Property Management Solutions will cover the cost of an eviction, giving you peace of mind knowing that should we need to evict, you have a skilled professional in your corner without the cost of the associated fees and expenses.*
Pet Screening: A welcoming and safe environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies we require everyone to complete a third-party screening and review process. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability at no cost to our owners.
Reducing Utility usage: We have partnered with Second Nature in an effort to extend the life of your HVAC system. Second Nature is the #1 air filter subscription company in the world and helps property managers reduce HVAC related maintenance calls by up to 40% every year while lowering residents’ heating and cooling bills by up to 15% month over month at no cost to our owners
Reducing Property Damage Liability: All residents are required to participate in a program called Property Damage Liability Waiver (PDLW) through Renters Legal Liability LLC. The PDLW is a risk management tool that fulfills the resident’s obligation to protect the rental owner/investor from damage caused by fire, smoke, explosion, water discharge, and sewer backup caused by resident negligent actions or omissions up to $100,000.

How does it work?
Essentially the owner will get the home “show” ready and prepare the home to be occupied by the residents. Meanwhile, we perform all marketing and advertising activities, including showing the home, interacting with prospective residents, communicating marketing results to the owner once per week, and suggesting changes to the marketing strategy based on market feedback.
Once we receive applications we will screen and approve tenants on a first-come, first-complete basis based on our screening criteria. Due to the significant regulation and the required privacy of information, we are limited in what information we can share. Your primary involvement is in the beginning when you review and approve our screening criteria. By agreeing to work with us, you agree to Real PM Solutions screening methodology.
Our fee for Lease Only Services will be an amount equal to one month’s rent.
What is included in the Lease Only Services?
In addition to applying our advanced marketing process, RPM Solutions will provide the following:
- Most recent residential lease agreement from a reputable resource that specializes in providing our industry with proper documentation
- Appropriate addenda to meet owner requirements (smoking rules, pet policy, landscape policy, etc)
- Move-in checklist and move-in photos for proper documentation
- Introductory session and lease signing with residents
- Collection of rent and security deposit for the first month’s rent and funds transfer to the owner (minus lease only placement fee)

What benefit do I receive from the set up fee?
A successful relationship with your property manager begins with a robust and effective initial onboarding. Collecting financial institution information, documenting details about your property, and in some cases, transferring tenant agreements is critical to our ability to serve you well. Additionally, we want to set aside time for key members of our team to meet with you to begin building what we hope will be a long and profitable relationship. Our setup fee provides the needed resources to do this better than anyone in the industry.
Why do you charge a fee for property visits?
Altho there is no guarantee you will not experience damage caused by a tenant, we believe a regularly scheduled visit to a property during the tenancy is the number one factor in mitigating this risk. Many firms say they will visit the property as “part of the management fee” but we put it in writing. And because we do, you can be confident that we will perform this important function. As part of the fee, you receive a well-documented report and if we find any issues that need to be addressed, we go to work to remedy the situation quickly.
Do you still charge a fee is a lease is not renewed?
Offering to renew a lease has become a complex process and in some cases, highly regulated issues that could result in expensive relocation fees. At the same time, staying current with the movement of rents in our dynamic market could mean a big difference in the market value of your rental property. All the while balancing your goals and objectives for the property. Simply put, the subject of a lease renewal for your property is important!
This is why we take it very seriously and are passionate we get it right. If we are successful in negotiating a new fixed-term lease or a rent increase for a month-to-month tenancy, our lease renewal fee applies. If your choice is to simply let the tenancy agreement transition to month-to-month with no increase in rent, no fee is applied.
What does "opt out" mean for the risk-free eviction program?
Altho still somewhat infrequent, the need to prepare for the possibility of an expensive eviction (which is a judicial evidentiary process) has become increasingly more likely due to several landlord restrictions adopted at the state and local levels regarding ending a tenancy. These laws have made the necessity of ending a tenancy for cause more frequent than ever.
In an attempt to save our clients the cost of going through this process, we charge a small monthly fee and put the expense on our shoulders. So for just pennies a day, we have you covered! If you prefer to take on the risk rather than let us worry about the expense, please let us know at the time of the agreement and we will make the change.
