Should Your Rentals Be Pet Friendly?

It has been a highly debatable question for years. Ultimately the decision is up to the owner of the property but there are a few things that might help you make that decision.

Pro’s

  • Larger Tenant Pool

  • Higher Rent

  • Longer Tenancy

  • Happier Tenants

  • Responsible Pet Owners are Typically Responsible Tenants

  • Pet’s will not be Sneaked in Leaving Unexpected Costs

Con’s

  • Possible Damage to the Rental Unit and Property

  • Loss of other Tenants

  • Disturbing Neighbors

  • Pet Odors

  • Liability

Once you make the decision make sure to make the proper adjustments to your lease including fee’s, deposits, policies and restrictions. Check with your insurance to make sure you have the proper coverage and  restrictions regarding breeds.

Follow all Fair Housing laws regarding pets and keep the same policy for all tenants to avoid and discrimination.
